  • Motivation: Just as there are different reasons why people want to buy a home, there are many reasons why people choose to sell. No two homes are the same and no two home sellers are either. By first understanding your unique situation, we can tailor our approach to selling your home in order to achieve the best possible results.

  • Research: We will thoroughly investigate comparable properties which have recently sold in order to provide you with a comprehesive market analysis, customized to your particular home. This gives us a great starting point to tell us what the market says your home is worth.

  • Plan: Armed with this information and taking into consideration your own motivations, we can craft a list price and marketing strategy.

  • Prepare: Sellers often wonder if they should list their home as-is, or if there are any repairs/upgrades they should do to improve marketability. We are happy to help to answer these questions as well as to provide staging advise to make sure your home puts its best foot forward as it hits the market.

  • MLS: To ensure the greatest possible exposure, your home will be listed in the Chautauqua/Cattaraugus multiple listing service which puts your home in front of every Realtor® in the country as well as in countless search portals available to the general public.

  • Technology: Brick Nest Realty uses a variety of marketing platforms and technologies to put your home in front of as many potential buyers as possible, from the MLS and its associated feeds to social media and our own web site. We are also capable of using paperless technologies and electronic signatures to facilitate transactions even when buyers and sellers are separated by great distances.

  • 360° Virtual Tour: Not only will we photograph your home to put it in the best possible light, but we can take your property to the next level by providing a complimentary 360 degree panoramic virtual tour. This isn't a photo slideshow set to generic music or an agent walking through the home with a video camera - its basically like having Google Street View for the inside of your house! This allows potential buyers to virtually walk through your home and around your property as if they were there - and they can do it from the comfort of their own home, whenever they like. Its like having an open house that runs 24/7 365 days a year. This exciting technology is in high demand from home buyers but virtual tours are vastly underutilized in Western New York because they are expensive to create and maintain so you will typically only see them on very high end listings. We feel that a virtual tour is so important that we cover the expense of providing one for all of our home sellers. This valuable feature will give you a serious edge over the competition! Here is an example of a virtual tour that we built for one of our listings.

  • Yard Sign: Even in this age of technology, the classic yard sign still remains an important marketing tool, and our unique signs are sure to attract attention!

  • Management: Once your home is on the market, we become responsible for managing the pre-sale activity, from disseminating information to coordinating showings with interested parties and agents as well as monitoring exposure and making sure your home has the best possible chance of attracting the right buyer.

  • Showings: Even with all of the technology at our disposal, at some point, potential buyers will actually need to check out your home in person. As your broker, Brick Nest Realty will be responsible for coordinating these showings in accordance with your wishes. Each property and situation is different of course, but in general, we don't believe property owners are best served by simply throwing a lock box on the knob and allowing the world to beat a bath to your front door. Our colleagues in the local real estate industry are a great group of people overall and 99.9% of the time, there are no issues when a real estate agent from another firm shows your home. In fact, depending on the buyer it is sometimes best to simply allow them to view the home under the guidance of the real estate agent with whom they have been working. On the other side of the coin, this is your home and it is an important investment. Brick Nest Realty is here to look out for your best interests, so it is often advantageous to have someone representing you present to ensure that the showing goes as well as possible. This is a balancing act which we are well familiar with! Just know that we have absolutely no problem being present whenever your home is being showed. We work for you and will always do what is in your best interests.

  • Offers and Negotiation: If all of the above has fallen into place as it should, you will eventually be presented with an offer for your home. Sometimes it is for the full asking price or above, but it should come as no surprise to learn that most offers are for less than the asking price and have contingencies or other conditions attached. We will guide you through this process to achieve the best possible terms and act as your representative when dealing with buyers or buyers agents.

  • Inspections: Once an offer has been accepted, there will often be contingencies which must be met such as various types of home inspections, mortgage appraisals, etc. Brick Nest Realty is a strong advocate for having a representative present during these inspections to safeguard your interests and facilitate the best possible result. Some real estate agents prefer to simply give the lock box code to an inspector or appraiser because these inspections can often be tedious, lasting several hours or more, but having a seller's representative present puts you in the best possible position to keep the sale on-track. Having us there during these inspections can save countless hours, dollars and maybe even the entire deal.

  • Nurturing the transaction: In New York State, once an offer is accepted and the contingencies have been met, the attorneys for the buyer and seller basically take over to ensure that things like the title search, survey, etc. are in order and that all of the paperwork necessary to transfer legal ownership is in place. Even so, we will continue to ride herd to make sure the transaction continues moving forward and jump in to deal with any unexpected issues that may arise during this time.
